What is the Bills-Included package?

Gas, electric, water and WiFi – all bundled into one simple payment. Unlimited usage. No stress.

How do we pay?

Quarterly, at the same time as your rent. No need to set anything else up.

Is it actually cheaper than other providers?

Yes. No middleman = no extra costs. Other providers often add commissions or profit margins. We keep it simple and direct.

Is there a cooling-off period if we change our minds?

Yes – we offer a no-fuss, no-quibble cancellation guarantee. If you sign up and then decide you’d rather sort the bills yourself, just let us know within 2 weeks of signing your contract and we’ll remove the Bills-Included package.

No pressure, no hassle – though most people choose to stick with it.

Have prices gone up recently?

Nope – in fact, we’ve kept our prices the same for the past two years, even as energy costs have fluctuated. We’ve been able to do this because we cut out the middleman and manage everything in-house, passing the savings on to you. We've maintained our prices as we find it significantly improves our tenants' living experience with us.

Can we opt out?

Yes – you’re welcome to manage your own utilities if you prefer. Just let us know.

But just to clarify: Bills-Included is an opt-out service. It’s included by default in all our tenancy agreements because we’ve seen how much it helps.

During our recent pilot, houses on the Bills-Included package had fewer disagreements, higher satisfaction, and way less stress around heating, WiFi and bills. That’s why we now roll it out automatically – but opting out is always your choice.

What if we don’t use much energy?

That’s your choice. The price is fixed either way – use it or don’t, the price stays the same.

How do we sign up?

Speak to us when you sign your rental contract. Bills-Included is our default option because it offers the best experience for most student houses – fewer arguments, easier budgeting, and less admin.

Signing up at the same time as your tenancy allows us to lock in the cheapest possible pricing for your package. If you decide to opt in later, that’s totally fine – just speak to us. We’ll provide you with a bespoke Bills-Included package based on the latest market energy prices.

Once agreed, your price is locked in for the full duration of your time with us.

How fast is the Wi-Fi?

We provide a minimum of 350Mb/s download speed. Our setup uses high-quality professional-grade equipment, with access points installed throughout the property to make sure every room has a strong, stable connection.

Most other student houses just have a basic router in the hallway – which rarely reaches every room. Ours does.

Is a TV licence included?

No – but we can add it if you want. Just drop us a message.
